One of the comfortable ways to eliminating the challenges that come with building your own home from the scratch is to buy a completed apartment in Lagos.
But this also comes with some challenges which are surmountable if a prospective buyer can follow some of the tips I’ll be sharing here.
There are also red flags when buying an apartment, duplex, bungalow in any part of Lagos, most especially when you are dealing with some of the real estate agents that promote their businesses on social media.
For instance, I’ve come across more than 10 real estate groups on Facebook. In some of them, agents are closing sales and deals.
However, you may not have everything smooth without some red flags to watch for when buying a property from such groups or any public property listings websites.
Here are three dangers to look out for when purchasing a property in Lagos:
Agent declines to show you photos or video
One of the most important things in closing deals is to have photos and videos of the property you are planning to put your money on.
If an agent declines or says you can only see photos when you come for an inspection, that’s a red flag.
Ask yourself: Why does he wants everything hidden?
The world has gone digital. You should be able to see what you want to buy before visiting. And what happens if you are based in Canada, the UK, USA, Italy or any other oversea country?
Fails to disclose legal documents that come with the property
Make sure you get all the legal information that comes with the property: Is it C of O, Government Excision?
Ask the seller.
Again, if he says he isn’t sure, that’s another red flag to watch out for. How can you be marketing a a product (property) you know nothing about?
If he insists on getting a property lawyer for you
As a buyer, you should have total freedom to choose who your property attorney should be. You should not be mandated to employ the services of a lawyer of the seller.
While you come with yours, he too can do the same. Allow your personal lawyer to carry out verification on the titles of the property.
Above all, a real estate seller should be happier to provide photos or videos of his products and legal documents that come with it.
Carry out your due diligence when investing in real estate especially when you are buying a completed apartment in any part of Lagos, Nigeria’s commercial city.
